The most common question we hear. And the most honest answer: it depends on what needs to be investigated. But we can give you a clear breakdown.
The Individual Items
Inspection + pXRF screening: from €290. We come to you, systematically inspect the building, and scan suspicious materials with the portable X-ray fluorescence device. This allows us to identify lead, heavy metals, and certain material compositions immediately on site.
Laboratory analyses (per sample, result in 5–7 business days):
- Asbestos: from €69 (mineral matrix e.g. concrete, screed: €149)
- MMF (man-made mineral fibres / insulation): from €69 (mineral matrix €149)
- Lead — water sample: €19 (full heavy-metal panel)
- Lead — material (paint, plaster, solder): €49
- PAH (parquet adhesive, tar coatings): quote after initial consultation
- PCB (joint sealants, coatings): quote after initial consultation
- Radon: quote after initial consultation (measurement points and method vary)
- Indoor air clearance (post-remediation): €390 per measurement point
Typical Scenarios
Apartment renovation — floor out, new tiles: You want to remove the old vinyl floor and the parquet adhesive. Inspection + 2–3 samples (floor covering, adhesive, possibly tile adhesive). Total costs: approximately €400.
Home purchase — single-family house built 1975: Full inspection, pXRF screening for lead paint, samples from Eternit roof, floor covering, pipe insulation in basement, drinking water. 4–6 samples. Total costs: approximately €600–€800.
Large apartment building / commercial property: Individual quote, depending on area and variety of materials. Typically from €1,200.
What You Get for It
A written report containing: results of all analyses, assessment against applicable limit values (ÖNORM, GKV, EU directives), action recommendations per material, photographic documentation of sampling locations.
With this you can plan your renovation, obtain quotes from specialist firms, and — if you are buying a house — negotiate on an informed basis.
The ROI Calculation
A pollutant assessment for a single-family home costs €400–€800. That is 0.1–0.3% of the purchase price.
What an asbestos surprise during renovation costs: construction stop, follow-up investigation, certified remediation firm, hazardous waste disposal, clearance measurement. Quickly €5,000 to €50,000 — depending on how much material is affected and how far the work had already progressed.
PAH adhesive under the parquet that a flooring contractor milled out without protective measures? Decontamination of the apartment, cleaning of all surfaces, possibly new furniture. €10,000 upwards.
The calculation is simple: knowing beforehand is cheaper than remediating afterwards.
